How to make money and feel good about it.
We have all heard the stereotype of the greedy landlord. You know the type. But that isn’t Michael Ruge. After forty years in the industry, Michael has developed a philosophy that ensures his real estate projects actually make the world better. He calls it the “4 Ps,” and it guides every single decision he makes regarding funding.
What are the 4 Ps?
-
People: Does this help people? Is it providing homes where there is a shortage?
-
Planet: Is it green? (Spoiler: modular construction creates way less waste).
-
Profit: Does it make financial sense? (Obviously, yes).
-
Purpose: Does it have a meaningful impact? (Like solving the housing crisis).
If a deal doesn’t tick all four boxes, Michael walks. He only accepts about 1 in 50 deals. That means when he opens up a round of funding, you know you are putting your money into something solid.
Currently, Michael is focused on Southern Vancouver Island. This region is special because it isn’t prone to the boom-and-bust cycles of major cities. Because it is a top mountain biking destination and the only place in Canada you can train or golf year-round, the demand is constant. There is no bubble. This stability is the perfect environment for long-term real estate projects.
The funding model here is designed for the “regular Joe” (or regular Jamie, as we say in Canada). You invest in increments. You earn interest while the zoning and permits are being sorted (usually 2-3 years). Then, Michael sells the assembled land to a larger developer. The developer has the big bucks to build the skyscraper.
Here is the human touch: Because Michael negotiates the sale to the developer, the original investors get their principal back first. Then, they take a “promote” or retained equity. You essentially get the building for free.
Imagine the peace of mind. You aren’t sweating over interest rate hikes because you have no debt on the asset. You just own a percentage of a cash-flowing machine. Michael Ruge has democratised funding for real estate projects. You don’t need to be an institutional investor to get institutional returns. You just need to believe in the 4 Ps. It is a positive, upbeat way to build wealth, and frankly, we need more of this energy in the Canadian market.
